As a real estate agent, I am asked daily about land and home sales in the Greenhorn Valley. A variety of reasons have caused my neighbors and strangers alike to pay attention to real estate pricing in our area. Colorado City and Rye have seen increased sales and assessed property values within the last few years. Low interest rates and a desire to create safe home spaces drove land and house sales through the roof since 2020. Colorado City, Colorado City has had the most home sales in the last six months. With 28 sales from November 23, 2021, to today, the average Colorado City house price was $357,242. Rye’s recent six months has produced 14 sales with an average home price of $374,574.
Currently, Colorado City has six active homes for sale. The average listing price for a house based on these listings is $458,050. Rye has nine active house listings for sale. The average price for these listings is $955,877. The active market in Rye is custom, higher-end homes with large amounts of land. Most homes in Colorado City are on smaller parcels with fewer outbuildings.
Home prices are not the only telling part of recent Greenhorn Valley Real Estate sales. Land sales in both Rye and Colorado City have increased dramatically over the last four years. Buyers now are looking for all sorts of property, whether it is a finished house or raw land with future possibilities.
Colorado City has sold 36 units of land in the last six months. The average price for these units has been $10,525 for less than an acre. Through our office, I have found there to be an equal mix of future home-builders and investors alike purchasing these properties. Most of our land clientele have visited the area within the last 10 years, and recent global activity has enticed them to pursue living in a quieter area.
Rye has sold 9 units of land in the last six months. The average price for these units has been $117,388 for around 40 acres. Rye land is unique, with both expansive tracts of 40-acre parcels and tiny 0.2 acre lots likewise. Raw land in Rye can be rare to find, and buyers are willing to pay larger amounts to secure these pristine spaces.
Currently, Colorado City has 102 active land listings. Pueblo County property taxes have increased, causing more people to list their vacant land. The average price for a Colorado City parcel is $18,145. Rye has 14 active land listings. The average price for a Rye parcel is $169,864. These parcels are frequently expansive acreages, sometimes with a well already in place.
